All-In-Costs: How much will my house when all is said and done?
To find out what your Italian dream house will cost in US$ or in your Currency, below are general figures based on a house which sells for €200,000 (Euros).
1. Convert the sale price in Euros to US Dollars or your Currency Equivalent
ex: €200,00 x 1.1 (January 2024) = US$220,000
We like Wise and XE.com for current exchange rates and all things currency exchange related...
2. If your are a non-resident, meaning you are not or do not plan on becoming a resident* of Italy, add approximately 16% to the sale price to cover registration taxes, agent fee, Notaio, etc.
Non-Resident Example:
$220,000 + 16% ($35,200) = US$255,200 Total
OR
3. If this is your primary residence (meaning you are a resident or are planning on securing residency)*, add approximately 10% to the sale price to cover registration (sales) tax, agent fee, notaio, etc.
Primary Residence Example:
US$220,000 + 10% ($22,000) = US$242.000 Total
*Owning a house does not make you a resident of Italy. You must obtain residency through either a long-term visa or citizenship.
Bonus Note: If you have Italian residency and are buying as a primary residence, there are no annual property taxes ... ever!
