In the Greater Monferrato Region of Piedmont

Houses are insanely inexpensive in this beautiful region of Piedmont in Northern Italy. We purchased our 6,000 sqft farmhouse with additional barns, two cantinas (underground wine cellars - ours are cavernous), and eight acres of land for €170,000 (about US$189k at the time).  For the median home price in a city like Nashville, you could buy here a house beyond your wildest dreams. There are even turn-key properties for sale in Italy under $100,000. We know where they are!!!


Whether you are looking to buy a move-in-ready property or a renovation project, we find traditional and historic Italian properties of all prices and conditions. We specifically track pre-1920 homes, built in the classic historic Italian and Piemontese style. The different types and styles are signified by:


  • Farmhouses and Cascinas (farmhouses with wine making and wine production areas rather than livestock), many with outbuildings, courtyards, gardens, and some with land
  • Country houses - country escapes, more formal than a farmhouse, no agricultural or wine making areas

To find out what your Italian dream house will cost in US$, below are figures based on a house  which sells for €200,000 (Euros).


1. Convert the sale price in Euros to US Dollars. 

ex:  €200,00 x 1.2 (May 2020) = US$240,000

2. If it will not be your primary residence, add approximately 16% to the sale price to cover registration taxes, agent fee, notaio, etc. 

Secondary Residence Example:

$240,000 + 16% ($38,400) = US$278,400 Total   


OR


3. If this will be your primary residence*, add approximately 10% to the sale price to cover registration (sales) tax, agent fee, notaio, etc.  

Primary Residence Example:

$240,000 + 10% ($24,000) = US$264.000 Total
