Listed below are some of the biggest obstacles American and other Foreign buyers face and it is these obstacles that we tackle and solve for you through our Personalized House Finding Service:
- There are no "Buyer's Agents" in Italy. In order to see listings in a particular area, you have to contact all of the separate Seller's Agents who represent each of those listings. As such, you could spend a lot of time from afar trying to contact, work with, track listings, and juggle schedules of a dozen or more different Seller's Agents. Believe us, this is the biggest obstacle to finding a house in Italy!
- There are no centralized online sources in Italy for real estate listings (akin to MLS or Zillow in the US) where you can find all of the real estate offerings for a given area. When you want to research an area online, you have to scour all of the regional and local Italian real estate websites to find all of the properties available in that area. Researching and keeping up on this info is a huge time commitment.
- Trying to determine the quality and details of a house from online real estate listings, from afar, is difficult. A listing may look good online but it may be next to an ugly building or neighborhood, or on a busy street corner, or in a locale, community, town, or city not at all to your liking.
- Listings on Italian real estate agent websites are not as detailed or helpful as you would expect. One of the most frustrating aspects is that listings often don't provide the addresses or even the specific town locations because the agents don't want buyers or other agents to contact the owners directly. Location description examples such as "near Asti" or "in The Langhe region" are of little use when you are trying to determine exactly where the house is, what it is next to, what the town looks like, etc., etc.
- Listing photos are often of poor quality -- dark, out of focus, and very often do not include all of the rooms. It is not uncommon for listings to have five photos of the bathroom and zero photos of the kitchen. The listing photos are often provided by the seller and as such, are the only photos the sales agent has. Having a representative here in Italy who can assess other aspects of the house, location, town, neighborhood, etc., can greatly minimize time wasted on requesting more info on houses that do not meet your criteria.
- Not understanding the language can be a huge barrier as can performing online searches from faraway locations. Performing a Google search for listings, in English, from the United States, produces a very different (meager) set of results from performing a Google search in Italian from Italy.
- Italian Real Estate agents are sales side agents and as such, only show you the properties that they represent. The do not show you houses, give you information or even answer questions on houses that other agents represent. And when you re in Italy, sales agents will want to show you many of the houses they represent, whether the house meets your criteria or not. We track all listings from all sources and will drill down to only those houses that meet your criteria, saving you countless hours of time and energy.
