There are two main options for renting in Italy -- through short-term outfits like Booking.com, VRBO, etc., or through long-term rentals (3+ years with option to give notice). While there are many choices for finding short-term rentals, finding a long-term rental in Italy is sometimes harder for foreigners than finding a house to buy.
If you want to buy a house and the owner hears you are a foreigner, paying cash (as most foreigners do), that is a green light for the owner to forge ahead with the sale. But when a rental owner learns you are a foreigner, their guard goes up. Because on the one hand, it is very hard to evict tenants in Italy, while on the other hand, foreigners are more likely than Italians to change their mind after a few months.
If you are looking for a long-term rental, there are many steps to go through and factors to consider upfront - proof of income, lease types and terms, registration, pets, furnished vs. unfurnished, utilities, owner vs. renter responsibilities, etc. The owner often wants to see proof of steady income through retirement income or a job in Italy, and they want a signed long-term lease – usually 3 or 4 years.
In cities, desirable listings often go fast. In the small villages or countrysides it is harder to find listings, especially stand-alone properties with yards and views. Knowing the area is key. Word of mouth and being able to access local resources can also be key.
